Legal Description: W 1/2 SW 1/4 3-20-17 Coffey County, Kansas

Terms: Seller will require 10% down as Earnest Money on sale day with the balance due in full at the time of the Closing which should occur on or before 30 days. Buyer must have financial arrangements made prior to bidding on the property at the auction.

A title insurance policy will be issued through Coffey County Land Title for the amount of the purchase price with the costs split equally between the buyer and the seller. Should a buyer need mortgage title insurance, it shall be 100% their own expense.

Administrative closing fees will be split equally between the buyer and seller.

Taxes for 2020 were $461.98. The taxes will be prorated to the date of closing based on the 2020 taxes.
